I would give free over the phone estimates, free estimates via text messaging and free estimates via email. I would need as much details as possible concerning your project. Providing me with pictures and videos are very helpful. I understand that some projects would require an on-site visit but not all projects require an on-site visit. I currently operate my business independently and it’s impossible for me to visit every potential Customer’s home to give an estimate. Therefore, I employ this method for providing Clients estimates. If a visit is absolutely necessary I would then schedule a visit.

I don’t employ an hourly rate. I give flat rates for my jobs.

My minimum service rate is $125 (plus cost of supplies) for jobs within my service area (Summerlin). I’m very willing to travel beyond Summerlin for any size job but please do understand that small jobs beyond Summerlin will include my minimum rate plus a travel fee. Larger scale jobs beyond Summerlin would have the travel fee waived. My minimum rate of $125 supersedes the cost of my standard rate if the standard rates combined total less than $125.

My standard rate for installing a ceiling fan that is 60 inches or smaller on a 9ft ceiling or shorter is $125 and $25 to remove the old ceiling fan. Ceiling fan removal does not include disposal.

 *Is there a prewired electrical box in your ceiling for mounting a ceiling fan?

*Are you wanting an old ceiling fan removed and a new ceiling fan installed?

*Are you wanting a light fixture removed and a ceiling fan installed? If so, do you know if your current light fixture electrical box is rated for a ceiling fan?

*What is the approximate height of your ceiling?

Generally my rate for mounting TVs on drywall at eye level follows as such:

*55 inches or less is $100 or less (labor only)

*65 inches to 75 inches is $125-$160 (labor only)

*80 inches or more is $180-Up (labor only)

Those rates are subject to change based on wall material (marble, brick, tile, stucco, drywall), added services such as TV cord concealment kit installation, soundbar install, securing cords from various devices behind TV, etc and the complexity of the mount (above a fireplace, 8ft from the ground, move heavy furniture, etc).

*Will there be someone there to assist me with lifting the TV or will I have to hire a Helper?

*Are you needing an old TV removed before mounting the new TV?

*Whats the material of your wall? 

*How many TV’s are you needing mounted and what are their sizes?

*Do you have the TV and TV mount on-hand?

*Are you needing TV cords concealed or a sound-bar mounted, etc?

My standard rate for installing a kitchen faucet or bathroom faucet is $125. 

 

If I’m required to remove components such as drain piping or garbage disposal in order to access your faucet then that extra service would be added to the invoice. Also, if your faucet has severe rust underneath then that removal typically requires beyond standard removal services. I would add that extra service to your invoice. Most faucet replacement jobs are standard removals and are not subjected to extra cost.

My rate for drywall repairs varies depending on a variety of factors such as:

*Do items have to be moved to access the damaged drywall? 

*What’s the size of the damaged drywall?

*Does the repaired drywall have to be textured?

*Does the repaired drywall have to be painted? If so, do you have the paint?

My rate for mounting pictures, artwork and mirrors are based on a variety of details such as:

*What are the sizes of the items?

*How heavy are the items?

*Is the mounting hardware attached to the items?

*Will I need to supply wall mounting hardware?

*Is furniture required to be moved?

*Are you wanting items mounted on a staircase?

*Will items be mounted at abnormal heights?

*What is the collective value of the items (for insurance purposes & estimate purposes)?

*Can you provide me with details of what you are wanting painted?

*How many rooms, doors, etc..?

*Are you wanting walls, trim and ceilings painted?

*Do you have the paint on-hand? If so, can you open the container to ensure that the paint is good paint?

*What color scheme do you have planned?

*Are you wanting dark colors painted over with lighter colors?

My standard rate for removing your old toilet from the first floor and installing your new toilet on the first floor is $200 (labor only). 

Removing your old toilet does not include disposal of your old toilet. Disposal of your old toilet is $100. I would install new parts as needed for your new toilet installation and then include those parts to your invoice. Typically those new parts would cost $25 or less if needed. Also, if your toilet is on the 2nd floor, 3rd floor, etc. then transporting your new toilet to the floor of the installation and transporting the old toilet to the first floor would add extra cost to your invoice. I also offer the service of shopping for your new toilet and delivering your new toilet upon request.

My rates for toilet repairs are contingent on what repairs are needed. My rate to rebuild your your toilet follows as such:

*Toilets with a 2 bolt pattern in the water tank ($170 labor only)

*Toilets with a 3 bolt pattern in the water tank ($200 labor only)

Rebuilding a toilet consist of removing the toilet tank and replacing all components associated with the toilet tank which consist of a fill valve, flushing assembly, flushing handle, water tank ring, bolts and rubber washers. In most cases a toilet rebuild would resolve toilet problems but I can’t promise with absolute certainty that a toilet rebuild would resolve problems associated with your old toilet. I warrantee that the old toilet is rebuilt correctly but I don’t warrantee that the functionality would improve after the toilet is rebuilt. My recommendation is if your toilet is 15 years old, replace it. In the long term it would cost you less.

My standard rate for installing a curtain rod on a window that has the highest height of 9ft follows as such:

*Curtain rods requiring 2 mounting brackets ($40)

*Curtain rods requiring 3 mounting brackets ($55)

These rates are subjected to increase if I’m required to move furniture, maneuver round obstacles or install curtain rods on windows taller than 9ft. 

My standard rate for replacing a smoke detector on a ceiling that’s 9ft or less is $30 each (labor only). 

If your ceilings are taller than 9ft and/or the detectors are located in challenging locations my rate will increase to reflect those challenges. I can supply the smoke detectors if need be and I would simply add that cost to your invoice. 

*****Important********

Smoke detectors have a life span of 10 years. After 10 years it’s recommended to replace your smoke detectors. I replace all smoke detectors in your home or I don’t replace any smoke detectors. I don’t replace only 1 smoke detector because old smoke detectors have a tendency of sending bad signals to new smoke detectors. That would cause all smoke detectors in your home to behave erratically. I’ve learned my lesson by receiving dreadful callbacks from clients whom hired me to replace 1 smoke detector and thereafter their smoke detectors behaved erratically. I’ve never received a callback for smoke detectors behaving erratically after replacing all smoke detectors in my Clients home. Save yourself a headache and hire me to replace all of your smoke detectors.

My standard rate for replacing a garbage disposal with a garbage disposal that has the same weight & design is $140 (labor only)

My rule of thumb in most cases when estimating furniture assembly jobs is my rate is half the cost of the item being assembled. That’s simply my general rule and most assembly jobs fall in line with this rule. But there are exceptions for example: murphy beds, furniture with drawers or moving parts and wardrobes just to name a few. 

Are you able to provide me with links, pictures and/or model numbers associated with your furniture needing to be assembled?

Are the boxes in the room where the furniture will be stored or do I have to transport the boxes to the room where the furniture will be stored?

Furniture assembly jobs require a large work area. Will there be a large open work area?

A leaky shower head and a leaky tub spout means your shower cartridge needs to be replaced. My standard rates for replacing shower cartridges follows as such:

*Moen ($170 plus cost of the cartridge)

*Delta ($200 plus cost of the cartridge)

*Kohler ($150 plus cost of cartridge)

*Off Brand Shower Cartridges (I don’t offer replacement service)

*These estimates are for labor cost only; parts are not included

My standard rate for replacing the 1st angle-stop valve is $70 (labor only) and every angle-stop valve thereafter is $50 each (labor only).  The cost of the angle-stop valves follows as such:

*All metal single 1/4 turn angle-stop valve ($15 each)

*All metal dual 1/4 turn angle-stop valve ($25 each)

My standard rate for replacing outlets and light switches follows as such (labor only):

*Single pole light switch ($25 per switch)

*3way & 4way light switches ($50 per light switch)

*Dimmer light switch ($40 per light switch)

*Basic Outlet ($35 per outlet)

*GFCI ($50 per outlet)

I can provide the light switches and outlets if needed. I would add the material cost to the invoice.

My rate for installing cabinet hardware varies based on the number of handles and knobs needing to be installed?

*Are all of the cabinet handles the same size? If not, what are the sizes and how many do you have in each size?

My standard rate for replacing a leaky water hose-bib is $70 (labor only) per hose-bib plus the cost of supplies.

My standard rate is subjected to change if the old water hose-bib has severe rust/calcium buildup or/and if the water supply pipe doesn’t stub-out from the wall at least 2 inches.

My rate for moving varies depending on the details of the services needed.
